Auction Site:  Auction to be conducted at the VFW, located at 314 N Geiger Street, Huntingburg, IN.

Tract 1: This 33 +/- acre tract is NE of the intersection of W 750 S, and S 400 W; near Southridge High School.  There is approximately 2200 ft of road frontage. It is almost entirely tillable with the predominant soil types being Stendal, Zanesville, Peoga, and Pekin Silt Loams.

Tract 2: This 39 +/- acre tract is NE of the intersection of W 750 S, and S 400 W; near Southridge High School.  There is approximately 1300 ft of road frontage. It is mostly tillable with the predominant soil types being Stendal, Zanesville, Peoga, and Pekin Silt Loams.

Tract 3: This 25.21 +/- acre tract is SE of the intersection of W 750 S, and S 400 W; near Southridge High School.  There is approximately 2700 ft of road frontage. It is almost entirely tillable with the predominant soil types being Stendal, Zanesville, Peoga, and Pekin Silt Loams.   

Terms and Conditions:

Terms for Real Estate:  The purchaser shall pay 10% of the purchase price as a down payment at the auction site at the conclusion of bidding.  The balance is due with delivery of the deed on or before September 8th, 2025.

Mineral Rights:  All mineral rights owned by the seller, if any, are included in this sale.   

Deed:  Seller shall provide a General Warranty Deed.

Evidence of Title:  The Buyer will be responsible for any fees associated with the owner’s title insurance policy if one is desired.  Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title and similar related matters. All tracts are sold “AS IS”.

Real Estate Taxes:  The Fall 2025 and Spring 2026 Real Estate Taxes shall be paid by the Seller. 

Closing:  Closing shall occur on or before September 8th, 2025 at Hometown Title.   

Farming Rights:  The farm is under a current farming lease for 2025.  The Seller shall receive the farm rental income for the 2025 crop year. 

Acreage:  All tract acreages and proposed boundaries are approximate and have been based off of legal descriptions, aerial maps and other documents.
