Auction Site:  Auction to be conducted on Tract 2.

Tract 1:  41+/- acre tract with approximately 40 acres of tillable ground.  It has a PI of 121.7. The predominant soil types are Allison Silty Clay Loam and Tice Silty Clay Loam. This tract has access from Mud Lake Road.

Tract 2: A 14+/- acre tract that would make a nice potential homesite or a mini-farm. This tract has frontage along Vickery Lane and Saline Mine Rd.

Directions from Shawneetown, IL: Head South on Gold Hill Rd and drive 3.2 miles to Saline Mine Rd and take a Left. Drive about 4.3 miles to the property on your Right. Watch for our signs!!!  Tract 1 is 1 mile due east of Tract 2 on Mud Lake Rd.

 

Terms and Conditions:

Terms for Real Estate:  The purchaser shall pay 10% of the purchase price as a down payment at the auction site at the conclusion of bidding.  The balance is due with delivery of the deed on or before March 22nd, 2024.

Mineral Rights:  No mineral rights are included in this sale.   

Deed:  Seller shall provide a General Warranty Deed.

Evidence of Title:  The Buyer will be responsible for any fees associated with the owner’s title insurance policy if one is desired.  Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title and similar related matters. All tracts are sold “AS IS”.

Real Estate Taxes:  The property taxes shall be prorated to the date of closing.

Closing:  Closing shall occur on or before March 22nd, 2024 at a location designated by the Sellers. 

Farming Rights:  Farming rights shall be granted to the Buyer at closing. 

Acreage:  All tract acreages and proposed boundaries are approximate and have been based off of legal descriptions, aerial maps and other documents of public record.
