Directions to the Property:  From Morganfield, KY head Northwest on HWY 56 for 12.2 mi.  Turn Right onto HWY 667 and drive for 1.9 miles to the property.  Watch for our Signs!!!

Located along the Ohio River just 1.9 Northeast of HWY 56 on HWY 667.  This tract contains 162 acres of wooded land that is in a WRP Conservation Easement.  It has ample road frontage along HWY 667 and offers excellent hunting.

The property has been reviewed by the local NRCS office.  Below is what the new landowner will be able to do with the appropriate approval:

NRCS will allow, through a Compatible Use Authorization, the owner of the Lovell easement to create access roads on the easement with equipment such as a forestry mulcher or bush-hog.  The owner will need to create an access road on the west side of the easement signs as the current road belongs to the owner of the adjacent easement.

 NRCS prefers that the large trees remain standing and the road be maneuvered through the smaller sized trees, however, some trees greater than 3 inches DBH will be authorized to be removed (as necessary) between the dates of November 15th and March 31st (due to endangered species avoidance).  There are also some areas that have smaller saplings that could be bush-hogged to put in some food plots.  I do not know how many acres will be able to be cleared for food plots at this time, but I am confident that there will be opportunity for food plots.  The new landowner should work closely with NRCS easement staff to determine the best areas for the food plots, etc.

 The ownership of the shallow water areas is split down the middle, and in most cases, the new owner of the easement will not have control of the water levels, however, at this time, there has not been management of these shallow water areas, and they should be allowed to fill with water for waterfowl habitat unless there is damage to the water control structure or levee.

Terms and Conditions:

 Terms for Real Estate:  The purchaser shall pay 10% of the purchase price as a down payment at the auction site at the conclusion of bidding.  The balance is due with delivery of the deed on or before October 15th, 2021.

Evidence of Title:  The Buyer will be responsible for any fees associated with the owner’s title insurance policy if one is desired.  Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title and similar related matters. All tracts are sold “AS IS”.

 

Real Estate Taxes:  The property taxes shall be paid by the Seller for the Fall 2021 tax bill. All taxes thereafter are the responsibility of the Buyer.  The 2021 payable 2022 property taxes shall be prorated on a calendar year basis as of the day immediately prior to the Closing based on the tax bill for the 2020 payable 2021 property taxes, which shall be deemed conclusive as between Buyer and Seller.

 

Closing:  Closing shall occur on or before October 15th, 2021.

 

Mineral Rights:  All mineral rights owned by the Seller, if any, are included with the sale of the land.

 

Possession: Possession shall be granted to the successful bidder at closing. 

 

Acreage:  All tract acreages and proposed boundaries are approximate and have been based off of legal descriptions, tax records, aerial maps and other documents.

 

WRP:  Assumption of WRP Contract(s):  Buyer acknowledges that Buyer shall either assume any and all contract(s) associated with this tract at Closing.
